The Estate

The Beach House
The Beach House is situated on the shoreline and only steps away from the beach. It is a beautiful two-storey home that unites classic Caribbean elements with contemporary materials and technology. The two-toned olive-green exterior blends into the background hillside, making the house at one with the surroundings.

On both floor levels, approximately 1,350 square feet of covered porches, span the front and beach side of the house. The ground floor porch features an outdoor dining table with seating for eight allowing guests to enjoy the amazing view and cooling Trade Winds.

The Estate was acquired by the present owner in 2012 with the property held on a 98-year lease from the Crown from 2014. The Guest House as Camelia Point was completely renovated, and the original Beach House demolished and rebuilt. The property received some damage in Hurricane Irma which the owner is in the process of repairing.

Encompassing 5,055 square feet, the Beach House has four bedrooms, six bathrooms and guest powder-room. Built to withstand the most severe weather, it did not sustain major damage in the recent hurricanes.

White oak flooring unites the rooms making them warm and luxurious while a staircase with stainless steel cable railing and white oak treads, connects the upper and lower levels. Interior and exterior walls are plastered cement block, with the house designed for the tropical environment including windstorm events. Windows and doors are UPVC, Miami Dade County certified for high impact and are hurricane-ready. All ceilings are suspended gypsum board and green board, while the exterior roof is made of standing-seam weather-resistant coated steel galvalume.

The ground floor, slightly elevated off sea level, has a spacious drawing room surrounded by glass doors, that allow excellent views over North Sound. This room is large enough for easy flow between: clusters of couches, lounge chairs, the dining area, and the oversized day-bed. Furniture are ultra-contemporary in a timeless, minimalist style from Design Within Reach. There is seamless flow through the breakfast dining room to the ultra-modern kitchen that has a selection of profession grade appliances including, two dishwashers, three refrigerators, and wine chiller. A six-burner Brigade range, custom-made PVC veneered cabinetry and an island topped with white Silestone are included. A walk-through pantry leads to the service area which comprises the housekeeping room with industrial washers, dryers and ironing station; staff bathroom; well-organized storage areas and mechanical room. Also, on the first floor is a guest bedroom with ensuite bathroom, walk-in closet and dressing room.

On the second storey is the very expansive master suite with two exquisite ensuite bathrooms: a his-master bath and a her-master bath. The master bedroom includes a king-sized Min bed from Design Within Reach, a 105-inch curved smart TV and media console designed by Nathan Yong. The his-master bathroom has a 72 x 36 Oceana Jacuzzi Tub with aero massaging jets; rain-shower, closet and dressing room. The her-master bathroom has a larger closet and dressing room. Also, on the upper level are two guest suites both with ensuite bathrooms, closets and dressing rooms. All guest bedrooms have 42-inch Smart TVs and every area has Vitra Cork Stools.

The Guest House at Camelia Point
At the eastern end of Little Bay Estate, is Camelia Point, a hillside that is crowned by The Guest House. With 1500 square feet of covered space, The Guest House has three bedrooms and three bathrooms in a simple, timeless design with furniture from Design Within Reach. From every vantage point in the Guest House, the view is stunning and panoramic. Green hills of neighbouring islands, sail boats and yachts, endless blue ocean and sky, provide a delightful and entertaining vista.

The Guest House comprises two structures: Camelia West and Camelia East. Camelia West has a sleek kitchen with Silestone countertop, under-counter appliances and convection stove. Also, in Camelia West is one bedroom and guest bathroom. Covered and patios provide for outdoor dining and easy lounging. A laundry room, storage area and cistern are located on the ground level of Camelia West.
